Vacation Rental Amenities

Our wonderful home, Lakeside Magic, is very spacious with plenty of room to spread out and has  
cathedral ceilings in most rooms for a light and airy feel. It is superbly fully equipped for your  
vacation and sleeps a maximum of eight (+ one infant) in total comfort. 
 
INDOOR FACILITIES 
 
GREAT ROOM has a comprehensive audio visual entertainment area including widescreen cable TV with  
theatre sound, high definition and many UK and USA sports channels, DVD and stereo  
radio/cassette/3xCD player and PlayStation2. Wifi broadband and PC with 17" TFT/LCD monitor and  
fully adjustable gas lift leather chair. This room also has a remote controlled paddle fan/light  
with dimmer, a sliding door to the pool patio as well as a small library, DVDs, some PS2 and other  
games. There's plenty of comfortable seating, including a bean bag for the kids! 
 
CORAL HAVEN Master bedroom has an amazingly comfortable King size Tempurpedic® mattress topped  
(memory foam developed by NASA) bed, door to the pool patio, remote controlled paddle fan/light with  
dimmer, clock/radio/alarm, cordless telephone/answerphone and a remote controlled cable LCD stereo  
TV & DVD. 
 
ENSUITE BATHROOM with two vanity basins, large Roman bath tub, separate huge walk-in shower and  
separate toilet, hairdryer with nightlight and a large walk-in closet with an electronic safe  
(available at small charge). 
 
LAKESIDE RETREAT Queen size second master bedroom with a view of the lake at the front of the home  
has a Tempurpedic® topped mattress, remote controlled ceiling fan/dimmer light, remote controlled  
cable LCD stereo TV, DVD and alarm clock/radio. Easy access (next door) to the family bathroom. 
 
FLORA DREAMS Double bedroom has a garden theme with a remote controlled ceiling fan/dimmer light,  
remote controlled cable LCD stereo TV, DVD and alarm clock/radio - and surprises! 
 
ANIMAL MAGIC Twin bedroom with an incredible Disney Animal Kingdom theme - watch out for the  
wildlife! Equipped with a remote controlled ceiling fan/dimmer light, remote controlled cable LCD  
stereo TV, DVD and alarm clock/radio PLUS some surprises! 
 
BATHROOM with a bath tub, shower, toilet, vanity basin and hairdryer with nightlight. 
 
FREE BABY EQUIPMENT for your little ones includes a crib with bedlinen and blankets, bassinet with  
linen, highchair, change mat, baby monitor alarm, car booster seat and two strollers. 
 
KITCHEN is fully equipped with a cooking range with built in microwave, coffee maker, toaster,  
automatic electric water kettle, electric can opener, blender/smoothie maker, etc as well as a large  
fridge/freezer with ice dispenser and filtered water services, dishwasher, waste disposal unit and  
all cooking, serving and eating utensils. There's also a second cordless telephone. 
 
BREAKFAST NOOK OR CAFE AND BREAKFAST BAR are both available for informal meals or you can choose to  
eat in the FORMAL DINING AREA overlooking the pool and rear lake - or, indeed, actually on the pool  
deck itself. 
 
LAUNDRY with a large capacity washer, dryer, ironing board and iron and laundry baskets. 
 
GARAGE with pool and ice hockey, second PlayStation2 and Nintendo Wii with a dedicated widescreen  
stereo LCD TV plus 2 high speed pedestal fans.  line clothes dry facilities and equipment and  
automatic opener. 
 
Lakeside Magic is air conditioned/heatable throughout for your comfort and most everything is  
provided for your vacation, including all linens and towels, even pool towels are provided. 
 
OUTDOOR FACILITIES 
 
The private pool with automatic colour change fibre optic lighting and jacuzzi overlook the rear  
lake and both have integral seating - the jacuzzi also has a waterfall feature. 
 
The pool patio is generously oversized and has a large lanai (covered area) with a dual remote  
controlled paddle fan/dimmer light. This area is also extremely well furnished for comfortable  
outdoor living, including luxuriously padded loungers, reclining chairs with footstalls, padded  
chairs, table and sun parasol.  We even include personalised lounger and pool towels. The pool and  
patio area are fully net screened (to keep any bugs out but let all that Florida sunshine in!). 
 
The pool can be heated (by natural gas for maximum heating efficiency whatever the weather) for an  
additional charge.   Jacuzzi gas heating is INCLUDED in our rental rates. 
 
OUR LAKES 
Entirely uniquely, Lakeside Magic has lakes at both the front and rear, providing some great FREE  
fishing opportunities for our guests! Previous guests have reported catching bass of 6 lbs or more.  
There's also a stream on one side of our home. 
 
Both lakes attract a large variety of wildlife including different species of herons, egrets,  
cranes, anhingas, turtles, etc, etc. 
 
As Lakeside Magic is set in a huge conservation area of many square miles, you'll also see all types  
of eagles and other birds soaring overhead. Take a walk in the conservation area along the  
boardwalks and see how many you can spot!

HEALTH & SAFETY 
 
We take your health and safety in Lakeside Magic seriously - our home is fully licensed for short  
term rental (you will find the certificate displayed) and meets all current safety requirements. 
 
We have installed a monitored security and fire alarm as well as pool door alarms (to keep your  
little ones safe). Lakeside Magic also has smoke detectors, carbon monoxide detector, a fire  
extinguisher and emergency lighting - even a first aid kit and wind up radio are provided. 
 
We have an excellent local management company who keep our home to our exacting high standards and  
provide on site support for our guests.

Activities and Attractions

Crescent Lakes is within a huge wildlife conservation area yet is only 15 mins of Disney.  There are  
a number of local supermarkets, shops, restaurants as well as golf (we have arranged discount golf  
and FREE golf club rental at a superb local course for our guests), fishing, horse riding and a  
nature reserve in the immediate vicinity.  Crescent Lakes also has several tot lots (children's play  
areas), park areas, basketball court and picnic areas with BBQs provided. 
 
The homes at Crescent Lakes are arranged in small communities nestled around lakes or woodland with  
plenty of space between homes so that you don't feel 'cramped' by your neighbours/neighbors. 
 
Locally, and within a short distance of our home, are a nature reserve, great golf courses (one of  
which provides a discount and FREE golf club rental for our guests), fishing facilities for big  
mouth bass, a Boggy Creek Airboat Ride location and a horse riding stables. 
 
We have lots of ideas for unusual activities in the area so, if you've been to Florida before and  
been to all the main theme parks, there are plenty of other things to see and do - please ask us!

Vacation Rental Rates

Minimum rental period - We don't have one! 
 
Arrival day - your vacation can start and end on any day so that you can take advantage of less  
expensive or crowded mid week travel.    
 
We like to have a minimum occupancy of 14 nights at (Bank) holiday periods, ie Easter and  
Christmas/New Year if possible - but please ask us if you'd like less than 14 nights as we are happy  
to consider all rental requests  
 
For rentals of less than 7 nights we add a cleaning charge of U$99 to our price.   
 
INCLUDED in our US$ prices - Cleaning prior to arrival and after departure, jacuzzi/spa heating and  
local, long distance and International telephone calls plus all the many facilities and amenities at  
Lakeside Magic. 
 
NOT INCLUDED in our US$ prices - State & tourist taxes, any options you may wish to order, eg gas  
pool heating, etc - please ask us if you want to have info/prices of our available additional  
options. 
 
Pool heating - is recommended from October to April (but not compulsory).  Both our optional pool  
and INCLUDED jacuzzi/spa heating are run by natural gas which means that they run whatever the  
weather, unlike some other types of heating.  
 
Jacuzzi/spa heating - is INCLUDED in our rental prices.   
 
Pool heating is US$200 per week, 7 days minimum, edtra days pro rata.   
 
Booking confirmation - your booking will be confirmed on receipt of our completed online booking  
form and 25% deposit.   
 
Balance payment - this is due ten weeks prior to check-in.  If you book less than ten weeks in  
advance, full payment is due on booking. 
 
Payment methods - we can accept GB£ cheque, US$ check or MasterCard/Visa (NO service charge for  
credit cards). 
 
Price review - we review our home prices regularly.  If we have confirmed your booking, no matter  
how far ahead, your price will not be increased.
